What do you need from me to start?
A measured survey or existing drawings, photographs of the property, the address and a description of what you want to build. If you do not have a measured survey, tell us and we will explain the options.
Do I need planning permission?
Many extensions, loft conversions and outbuildings fall under permitted development. We check this first. Where it applies, we can prepare a lawful development certificate application instead of a full planning application.
When are structural calculations required?
Building control will ask for them whenever you remove or alter a load-bearing wall, install steel beams, change a roof structure or build new foundations.
Are council and building control fees included?
No. Our fees cover the drawings, calculations and the submission work. Application fees charged by the council, building control or the water company are paid by you directly.
How are surveys and party wall matters handled?
Inspections and surveys need someone on site, and party wall notices and awards are served by a surveyor in the UK. We arrange this and prepare the reports and documents.
What do you need for a Scan to BIM project?
The registered point cloud (E57, RCP or LAS), site photographs if you have them, and the level of detail you need for each discipline. If the building has not been scanned yet, tell us and we will explain the options.
Can you work under our company name?
Yes. For architects, builders and surveyors we issue drawings and calculations on your title block, and your client deals only with you.
